AhsanAllahu ilaykum. 1. Are UAE government sukuk halal, and how is their zakat calculated? 2. I co-own rental property: 500–1,000 investors pool money to buy it, and a majority vote decides when to sell. Is zakat on my share’s value or only rent got from year? How do nisab and the lunar year apply?

Ustadh AbdulAziz al-Haqqan
On the sukuk, the ruling depends on what they are: if each certificate represents real ownership of leased assets, they are allowed, and if they are a loan with a fixed return, that is riba. Sukuk held for trade are valued yearly, and those held for income pay zakat on the profit only. On the property, property held for rent has no zakat on its value, only on the rent once it reaches the nisab and a lunar year passes over it, while property held for sale is valued every year.
